The Miami office supply is very low due to many factors including new to market tenants and organic growth outpacing current construction. Even with a number of new office buildings being created in the last few years, it has not kept up with demand. A number of office buildings are currently under construction in Wynwood. The focus for both tenants, investors, and developers are on creating office spaces to help recruit and retain young talented workers. This includes an emphasis on natural light, collaborative work areas, outside area and proximity to additional walkable amenities. 

The Midtown Office building is located just north of Midtown within close proximity to many food and beverage options and two blocks from the highway entrance.

The ground floor includes a small lobby and private parking area with mechanical lifts to double the parking available. The second and third floors have matching indoor office spaces with large windows on all four sides. The second floor has a large skinny terrace along the entire west face, and along the east another terrace with a large covered seating area in the South. The third floor has the same size covered rear terrace. Views of landscaping, flexible work areas and outdoor areas have proven to help reduce sick days, collaboration, and productivity in the workplace.  ​This project was created as an Architectural Designer with Modis Architects.
